Federal Law "On Mortgage (Pully of Real Estate)"

under an agreement on a pledge of real estate (a mortgage agreement), one party - a pledge holder, who is a creditor for an obligation provided by a mortgage, has the right to satisfy his money requirements for the debtor on this obligation from the value of the mortgaged property of the other side - the mortgagor mainly before other creditors of the mortgagor, for the seizures established by federal law. The mortgagor may be the debtor himself for the obligation secured by a mortgage, or a person who does not participate in this obligation. The property on which the mortgage is established remains with the mortgagor in its possession and use.
